Electrical Project Manager – Construction – Data Centres – Finland – 2 Year Project – 150,000 EUR per year

Electrical Project Manager required to join a rapidly growing team. You will play a key role in leading the delivery of a high value Hyperscale Data centre construction project in Finland.
You can either be full time in Finland or be on a rotation of in country for 11 days and then return to the UK for 3 days.
Flights and accommodation are provided as well as a hire car. In addition, you will be provided a 60 euros per day living allowance

Role and Duties:
Preconstruction
1. Work with General Contractor to create and establish the Master Project Schedule, based on the Critical Path and key milestones. (P6 cost/resource loaded schedule)
2. Work with the Client’s Commercial Team to Create and establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.
3. Support Contractor pre-qualification, bid solicitation, bid analysis and recommendations
4. Support Contract negotiation, with the Client’s PM, Commercial Team and Legal Counsel.
5. Coordinate Design Team activities supporting Client PM
6. Coordinate Constructability review of project documents with the GC (and the GC’s sub-contractors as appropriate).
7. Coordinate the gathering of cost estimates from subs and other vendors for scope gaps/changes
8. Coordinate Value Engineering efforts during the design and procurement phase
9. Assist Client and the Client’s team in identifying, scoping, buying-out and scheduling of all Owner-direct vendors and consultants

Construction
10. Manage General Contractor and other directly contracted vendors on the ground
11. Manage Cost / Change Control, including change order review, negotiation, & recommendations, delay analysis
12. Coordinate Value Engineering efforts during the construction phase
13. Liaise with the Client’s schedule management team to provide Schedule monitoring, tracking and analysis
14. Work with the Client and GC Document control teams to track and coordinate addenda, bulletins, new drawing sets, clarifications, etc
15. Ensure QA/QC is being followed and report any issues/gaps to the appropriate supplier and/ or Client PM
16. Work with the Client’s Commercial teams to ensure Invoices / Payment Applications are processed, tracked and reported
17. Tracking of all key project documents, including submittals, RFI’s, change orders, invoices and payments etc

Close out
18. Initiate close out process prior to project completion, typically two to three months in advance
19. Establish close out documentation requirements with the Client’s document controller. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.
20. Assist with City and/or other Authority final inspections and occupancy process.
21. Work with the Client’s commercial and design teams to negotiate, resolve and close out any outstanding change orders, quality issues or disputes
22. With the Client’s commercial team, Process and track any final invoices, payment applications, retention payments, etc
23. Liaise with the Client’s commercial and PCG teams to prepare and submit final project accounting and budget


Skills / Knowledge Required
- In-depth understanding of large-scale technical projects and construction techniques.
- Must have recent data centre experience.
- Must have current understanding of both chilled water as well as air-cooled solutions in addition to commissioning.
- Must have an in-depth understanding of HV, MV and LV systems as well as commissioning procedures
- Degree qualified or institution membership
- Experience of managing Mech and/or electrical packages
- CSA – Must have experience of building steel framed structures
- Elec – Must have ability to control and understand large installations with multiple vendors
