Job Title: Lead Building Surveyor
Location: Wessex (Romsey)
Salary: Circa £55k plus car allowance, fuel card, and bonus scheme

Job Overview:
As a Lead Surveyor, you will oversee painting and building maintenance projects, focusing primarily on social housing and commercial properties across the Wessex region. This role involves leading surveys, managing projects, ensuring high-quality standards, and delivering successful outcomes for all stakeholders. Your role will play a vital part in ensuring the upkeep and improvement of properties, maintaining long-term client relationships, and delivering cost-effective solutions.

Key Responsibilities:

Conduct detailed surveys on social housing and commercial properties to assess maintenance, repair, and painting needs.
Lead and manage multiple projects, ensuring that all works are completed on time, within budget, and to the highest standard.
Collaborate with contractors, clients, and internal teams to ensure efficient project delivery.
Prepare detailed reports, estimates, and proposals for property maintenance and refurbishment.
Ensure compliance with building regulations, health and safety standards, and relevant legislation.
Implement strategies for building maintenance that reduce long-term costs and enhance property value.
Manage contracts and tenders, negotiate with suppliers and contractors to secure the best outcomes.
Monitor and review the work of junior surveyors and support their development.
Regularly liaise with property owners, tenants, and other stakeholders to ensure smooth communication throughout the project lifecycle.


Requirements:

MCIOB (Member of the Chartered Institute of Building) qualification.
HND/HNC in Building Studies or a related field.
Full, valid driving licence.
Proven experience in surveying, particularly in the building maintenance and painting sectors.
Strong analytical and mathematical abilities to accurately assess building conditions, budgets, and project requirements.
Exceptional time management skills with the ability to manage multiple projects simultaneously.
Good negotiating skills to secure favorable contracts and ensure project costs remain within budget.
